1. Discovery & Pre‑Construction Agreement

  • Pre‑Construction Agreement (PCA)
    After aligning on direction, we provide a PCA that outlines the scope of the pre‑construction phase—this covers conceptual planning, feasibility studies, detailed budgeting, design advice, and scheduling. Signing the PCA means we commit to delivering clear expectations before full-scale construction begins.

2. Vision → Concept → Budget

  • Concept Development & Feasibility
    Collaboratively, we develop initial design concepts and evaluate functional requirements, constructability, and budget alignment.
  • Detailed Cost Modeling
    We deliver a transparent breakdown—via line‑item estimates or BoQ format—highlighting baseline costs, potential alternates, and value‑engineering opportunities.

3. Schedule & Risk Management

  • Preliminary Scheduling
    A comprehensive timeline is crafted, featuring major milestones from design deliverables through permitting, procurement, and build completion.
  • Constructability & Risk Assessment
    We proactively highlight any known challenges—code, site access, materials, permitting—and advise on mitigation paths.

4. Final Proposal & Agreement

  • Full Design & Build Proposal
    With all pre‑construction work complete, we present a single, integrated proposal—covering scope, materials, schedule, cost guarantees, and project management structure.
  • Construction Agreement / Delivery Model
    Depending on preference, we proceed under a Design‑Build, Integrated Delivery (IPD), or fixed‑price contract—tailored for clarity and accountability.

5. Execution & Construction

  • Project Launch
    Once agreement is signed, deposits are secured, the schedule is confirmed, materials are ordered, and our team mobilizes.
  • Ongoing Communication
    Throughout construction, you’ll have a dedicated Project Manager updating you through site visits, progress reports, and digital communication.

6. Completion, Walk‑through & Warranty

  • Final Inspection & Clean‑Up
    We conduct an exhaustive walk‑through, handle punch‑list items, coordinate inspections, and ensure the site is pristine.
  • Warranty & Follow‑Up
    We stand behind our work—offering a [1‑year standard / X‑month] warranty. We’re only a call away if any post‑project issues arise.
